Vaudeville Court is a new model for social housing and a timely example of what can be achieved in the context of north London. Although a small project of just 13 social rented homes, Vaudeville Court demonstrates the capacity for inventive, socially aware design to unlock small sites for housing, and help bind communities together.

The project was selected as the winner of the London Borough of Islington’s housing competition with an inventive design proposal focused on providing high quality social housing, maximising amenity space and growing home produce. The brief called for an exemplar development, designed specifically for a garage site in Finsbury Park, which could be replicated in other parts of the London Borough of Islington on similar infill sites.

From inception to completion, involvement of the local community was key. Residents of the adjacent tower were part of the selection panel for the winning scheme and involved throughout, with the residents’ gardening club particularly informing the design. As a result of these discussions, guiding design principles focused on providing flexible, light-filled new homes, generous storage and maximising privacy.

The design concept of ‘productive landscapes’ is realised by integrating both private and communal gardens, with fruit trees and raised herb gardens placed strategically near kitchen windows. Dwellings on upper floors have generous balconies and/or terraces, and access galleries have seats and ledges beneath brick trelliswork to encourage planting and ensure privacy within gardens below. The front gardens continue the existing character and scale of those adjacent, and substantial garden rooms for family living are at the rear.

A shared garden bonds the new and existing communities together, providing valuable amenity for all ages. Many residents from the neighbouring tower moved down into the terraces, freeing up over-occupied homes for others to move into.

共享花园将新社区和现有社区联系在一起,为所有年龄层提供了宝贵的便利设施。邻近塔楼的许多居民都搬到了露台上,腾出了过度占用的房屋,供其他人入住。

Access walkway

The courtyard form of family homes at ground and first floor level, with apartments above, utilises the full potential of the urban site. The north-facing elevation has been carefully considered to provide oblique views, thus improving security whilst ensuring the privacy of south-facing existing dwellings. All new homes are dual-aspect to promote good levels of daylight and cross ventilation. This significantly improves internal comfort and wellbeing for occupants.

庭院形式的家庭住宅在地面,上面的公寓,利用了城市的全部潜力。朝北的立面经过了仔细的考虑,以提供倾斜的视野,从而提高了安全性,同时确保了朝南的现有住宅的隐私。所有的新房子都是双面的,以保证良好的日光水平和交叉通风。这大大提高了内部舒适度和居住者的幸福感。
